Preserving a Community Landmark: The Mill Lane Garden Centre Condition Appraisal

Nestled within its green surroundings, the Mill Lane Garden Centre stands as a unique testament to sustainable, community-driven architecture. Constructed in 1992 using the innovative Walter Segal self-build method, this single-storey timber-frame building has served the community for over three decades.

To ensure this local gem continues to thrive, Thera Trust recently appointed Matter Structural Engineers to conduct a building condition report. The goal? To provide a clear roadmap for repairs and maintenance that will keep the doors open for at least the next 5 to 10 years.

The Assessment: A Deep Dive into Timber

The appraisal involved a collaborative effort between Matter, who performed a visual structural inspection, and Timberwise, who provided specialist timber decay expertise.

Structural Integrity: Good News!

The most critical finding of the report is a positive one: The primary structure is sound. The building’s lightweight frame and modular grid provide excellent overall resilience.

  • Foundation & Posts: The 2” x 10” timber posts and foundations were found to be in good condition.

  • Primary Elements: Walls, floor joists, and roof joists (where visible) show no significant structural concerns.

Areas for Improvement: Tackling Weather and Wear

While the "bones" of the building are strong, the report identified several maintenance issues typical for a 30-year-old timber structure exposed to the elements. These issues primarily affect the secondary structure—elements like decking, balustrades, and fascia boards.

The Roadmap: Repair & Maintenance Strategy

To help Thera Trust manage the building efficiently, the remediations have been categorized by priority, as Essential, Recommended, Maintenance and Optional, giving the Trust a clear map for keeping the building operating as long as possible.
